Shore Construction Begins Works on PBSA Refurbishment and Expansion
The project will create thirteen new student studio apartments across Blocks A, B and C, formed by converting underused space adjacent to block staircases and an underutilised ground floor area within Block A. The scheme also includes a single-storey extension to the existing management suite. When complete, the works will add bed capacity to the facility without requiring a significant new-build footprint.
Board Director Simon Cowell, Project Manager Darren Gaskill and SHEQ Senior Manager Andrew Cooper recently visited the site as the team continues to develop and finalise its approach to the project.

Delivering in an occupied building
A key consideration throughout the pre-start phase is that the building will remain occupied during construction. Student residents will continue to use shared stairwells, access routes and communal areas throughout the programme, which requires the construction sequence to be planned carefully around the existing community.
Shore Construction's planning work is focused on confirming the block-by-block sequencing of works, establishing temporary access controls and hoarding requirements, setting noise management protocols in line with residential and academic routines, and ensuring site welfare arrangements are kept separate from resident spaces.
Works will be phased with Block C first, followed by Block B and Block A.

Scope of works
The refurbishment programme covers new studio apartments on the first, second and third floors of each block. Each studio involves enabling works, structural alterations, M&E first and second fix, en-suite formation, window replacement, drylining, plastering, floor finishes, fitted furniture and decoration.
Additional scope includes upgrades to shower facilities across all three blocks, laundry room refurbishments, common room refurbishment, plant room improvements, and upgrades to life safety systems, ventilation and building services infrastructure throughout.
Pre-construction consultant appointments are being finalised across architecture, structural, drainage, fire, and M&E disciplines. Surveys are complete or underway and trade contractor procurement is progressing alongside design development.

Programme
The construction programme runs from mid-May to early October 2026, with construction works commencing in June following the completion of enabling works and procurement.
