OVERVIEW

The Shore Group successfully delivered the refurbishment of 84 Moorgate for the City of London, transforming the property into a collection of modern retail units while preserving important heritage features. The project was delivered through a collaborative effort between our Civils and Property & FM divisions, ensuring that the works were carried out efficiently and to the highest standard.

SCOPE OF WORK

The project encompassed internal structural works, strip-out operations, and the full fit-out of six retail units. This included the removal of old fittings, installation of new fire integrity ceilings, new mechanical and electrical systems, and the restoration of English Heritage cornices and wallpapering. Structural repairs to the concrete soffit were also undertaken, reflecting our ability to balance modern refurbishment needs with the preservation of historic details.

CHALLENGES

The primary challenge arose when the original Main Contractor entered insolvency during the programme. This posed a significant risk to project continuity and delivery, requiring immediate intervention to avoid disruption and ensure that works remained on track.

SOLUTIONS / BENEFITS

The Shore Group’s Civils and Property & FM teams seamlessly took over site responsibilities, maintaining continuity and minimising disruption. Through effective collaboration and comprehensive project management, the team was able to manage all structural works, strip-out operations and retail fit-outs with efficiency. This approach ensured that the retail units were fully completed and handed over to new tenants on schedule. The project highlights The Shore Group’s ability to provide both modernisation and heritage restoration, delivering spaces that are functional, high-quality and respectful of architectural history.
