Project Overview

Located at Becton Rough in Barton-on-Sea, Hampshire, this £4.8 million residential development delivers six high-quality homes in a sought-after coastal setting.

Developed for Westcoast Lulworth Limited, the scheme provides approximately 20,000 sq. ft. of residential accommodation, comprising:

  • Two detached houses (Plots 5 & 6) offering spacious family living with sea views

  • Four three-storey townhouses (Plots 1-4) combining contemporary design with carefully considered layouts

Designed by UAN Architecture Ltd, with planning permission secured through ARC Architecture Limited, the development was created to complement the character of the local area while delivering a modern approach to coastal living.

Bringing together contemporary architecture, premium materials and energy-efficient technologies, the completed development combines thoughtful design, high-quality craftsmanship and modern building performance.

Project Delivery

The project was successfully delivered on time and on budget over a 75-week programme, commencing on 28 October 2024.

From initial groundworks through to final handover, a strong focus was maintained on quality, coordination, programme management and health and safety throughout every stage of the build.

The development required close collaboration between multiple consultants, disciplines and specialist contractors. Architectural, structural, steel and building services packages were carefully coordinated to support efficient delivery while maintaining the high standards expected of a premium residential scheme.

This included the coordination of elements of the mechanical and electrical design, appropriate resourcing throughout the programme and testing in line with an agreed schedule.

Given the high specification of the homes, careful integration of building services was essential to maintaining the architectural intent and quality of each property.

A comprehensive quality assurance process was undertaken throughout the final stages of the project, including detailed inspections, testing and snagging to ensure every home met the required standards before completion.

Quality, Coordination & Completion

The development presented a number of technical and coordination challenges, requiring collaboration across architectural, structural, steel, mechanical and electrical disciplines.

Close coordination between the design team and delivery partners ensured the successful integration of multiple packages throughout the programme, while maintaining the architectural vision for the development.

Particular consideration was given to preserving ceiling heights and internal proportions while accommodating the extensive building services required by the specification.

The final stages included detailed inspections, testing and a rigorous quality assurance and snagging process to ensure consistency across all six homes.

Completed within the agreed 75-week programme and on budget, the development delivers six high-quality homes finished to an exceptional standard.

Structural Innovation

The development incorporates a combination of traditional and modern construction techniques, carefully selected to suit both the individual properties and their coastal setting.

Key structural elements included:

  • Advanced foundation solutions designed for the coastal location

  • Precision-engineered steel frame construction within the townhouses

  • Traditional cut roof construction for the detached houses

  • Concrete plank flooring systems for enhanced structural performance

  • Detailed coordination of structural, architectural and steel packages

  • Careful alignment of structural requirements and ceiling heights to preserve the proportions of each home

By integrating the architectural, structural and steel packages into a coordinated and buildable solution, the project successfully balanced technical requirements with the design ambitions of the development.

Premium Specification

The development was delivered to a high-end specification, requiring detailed planning, careful sequencing and close coordination throughout the programme.

Key elements of the specification include:

  • External Materials: Nelissen Rosina clay facing bricks, natural slate and Beauvoise interlocking tiles

  • Windows: High-performance aluminium window systems

  • Heating: Underfloor heating throughout with individual zone controls

  • Renewable Technology: Air Source Heat Pumps (ASHPs)

  • Ventilation: Mechanical Ventilation with Heat Recovery (MVHR) systems

  • Joinery: Bespoke fitted joinery and wardrobes

  • Lighting: Lutron RA2 Select lighting systems with room sensors

  • Kitchens & Sanitaryware: Premium kitchens and high-quality sanitaryware throughout

Delivering this specification required extensive coordination across architectural, structural and building services disciplines to ensure all systems were successfully integrated within the architectural and structural constraints of each property.

Sustainable Living

Environmental performance was a key consideration throughout the development, with each home incorporating technologies designed to support energy efficiency, comfort and long-term sustainability.

Features include:

  • Air Source Heat Pumps providing efficient heating and hot water

  • MVHR Systems delivering whole-house ventilation with heat recovery

  • Underfloor Heating with individual room controls

  • High-Performance Glazing through aluminium window systems

  • Enhanced Building Fabric through modern insulation systems exceeding current Building Regulations

The completed homes achieved an airtightness result of 3 m³/h.m² and a SAP energy rating of B, reflecting the focus placed on performance alongside specification and design quality.

This level of performance is the result of careful detailing, extensive testing and rigorous quality assurance throughout construction.

Sustainable Living & Responsible Construction

This development demonstrates the value of careful planning, collaborative working and responsible construction practices in delivering high-quality residential homes.

Health and safety remained a priority throughout the project, supported by structured site management, regular toolbox talks, site inspections, inductions and safety advisor visits.

Working collaboratively with consultants, contractors and supply chain partners, the project team successfully managed the complexities of a high-specification residential development while maintaining programme, budget and quality objectives.

The result is a collection of homes that perform as well as they look, combining premium finishes, considered design and modern energy-efficient systems with strong building performance.

Delivered on time and on budget, the development provides six distinctive homes designed for comfortable, sustainable living for years to come.
