Project Overview
We are delivering Wimbledon Place in London under a Construction Management appointment. The development is a mixed-use scheme comprising 135 residential apartments, retail and commercial units, co-working spaces and a communal roof terrace.
The scheme includes a 9-storey reinforced concrete frame building and integrates a range of sustainability features such as heat pumps, photovoltaic panels and a high-performance building envelope.
The project has been designed to meet key planning and environmental requirements, including Circular Economy principles, BREEAM “Very Good” for the YMCA hostel, and an Urban Greening Factor of 0.4. Biodiversity is enhanced through green roofs and the inclusion of bat and bird boxes, while 73% of the homes are dual aspect to improve living quality.
We have a 12-person core team covering operations, commercial and design functions, supported by Health & Safety and Social Value specialists. The team has been involved from pre-construction through to delivery, ensuring a coordinated and efficient approach.
Planning and Programme Strategy
We have taken a proactive role in developing, managing and maintaining the construction programme to ensure efficient sequencing and delivery. Early engagement during pre-construction enabled detailed input into buildability, logistics, procurement strategy and risk management, supporting a robust and realistic programme.
The strategy focuses on a phased progression of works, allowing external and internal activities to run concurrently where possible.
Close coordination between trades ensures alignment with programme objectives while maintaining standards. Ongoing monitoring and adjustment of sequencing allows the team to respond effectively to site conditions and constraints.
Scope of Works
The scope of works comprises the full delivery of a mixed-use development, including the construction of a 9-storey reinforced concrete frame building accommodating 135 residential apartments, alongside retail, commercial and co-working spaces, as well as a communal roof terrace and landscaped courtyard.
Acting as Construction Manager, we are responsible for developing, maintaining and managing the construction programme to ensure effective sequencing and timely delivery. This includes advising the client on buildability and construction methodology, and the appointment of trade contractors.
The role also encompasses the management of construction costs, including ongoing cost reporting, control of variations, and support in agreeing the final account.
In addition, coordinating all site activities, including logistics planning, risk management and ensuring full compliance with Health & Safety and CDM requirements.
Sustainability is integrated throughout the scope, with the implementation of energy-efficient building systems and material management strategies that promote waste reduction and reuse, alongside measures to enhance biodiversity across the development.
Project Delivery
Significant progress has been achieved across both external and internal works. As of the 20th March, externally, courtyard roofing has advanced to a stage that has enabled brickwork to commence, forming internal elevations. Cladding installation has begun on Block C, with systems now established for wider rollout. Balcony waterproofing and testing are ongoing to ensure compliance prior to façade completion. Scaffolding arrangements impacting neighbouring properties have been carefully coordinated and implemented to maintain safe access while minimising disruption.
Internally, works are progressing steadily across multiple levels. Underfloor heating and screed installations have been completed on Levels 1–4, allowing transition into finishing stages. The completion of the show flat provides a benchmark for quality and specification. Firestopping works in Block C are nearing completion, supporting compliance ahead of enclosure. Carpentry and joinery works have commenced, alongside ongoing mechanical and electrical installations coordinated with partitioning and boarding activities.
Social Value
The Wimbledon Place development delivers meaningful social value by supporting the local community, enhancing skills and promoting environmental responsibility.
The project has engaged local students through site visits and participation in an apprenticeship event at South Thames College, helping to raise awareness of careers in construction. Work experience placements have provided individuals with practical, on-site learning, while ongoing workforce training has strengthened skills and safety across the project team.
Community initiatives, including donations to Foodbank Wimbledon, have supported local residents. Environmental measures such as the installation of bat and bird boxes, along with material reuse initiatives, contribute to biodiversity and sustainable resource management.
Together, these activities ensure the project delivers lasting social, economic and environmental benefits beyond construction.
