OVERVIEW
This project is split across two sites and involves the construction of seven new townhouses on one site and a combined commercial and residential building on the other. Associated car parking is being provided for both sites, supporting the functionality of the development and creating a balanced living and working environment.
SCOPE OF WORK
Our works include the formation of pile mats and attendance for CFA piles, construction of foundations, reinforced concrete ground floor slabs, reinforced concrete walls and first-floor reinforced concrete slabs. Additional works include hard and soft landscaping, foul and storm drainage, S106 off-site drainage connections and incoming service trenches. We are also acting as the principal contractor for the first phase of our works, coordinating multiple disciplines on site.
CHALLENGES
The project presented several complex challenges, including working in close proximity to a Network Rail structure, managing a high water table near the River Adur, and operating on a small, tight site with very limited storage space. These factors required careful planning, technical expertise and close collaboration with all stakeholders to ensure safe and efficient delivery.
SOLUTIONS / BENEFITS
To overcome these challenges, our team implemented precise planning and sequencing to safely work adjacent to the rail structure and manage the high water table. We optimised storage and site logistics to operate efficiently in the confined site footprint. By delivering robust foundations, reinforced concrete structures, and fully integrated drainage systems, we ensured the project progressed on schedule while providing long-term stability, safety, and functionality for future residents and commercial tenants.
